Is it possible to rent out an apartment in Türkiye?

Foreign owners can rent out their property on either a long-term or short-term basis, subject to specific requirements.

For short-term rentals (from 2 weeks to six months):

  • The lessor may only be a legal entity with the appropriate license.
  • The management must include the entire building or part of it, but not individual apartments.
  • The housing is equipped with sleeping places - at least 30 units.
  • The premises comply with all fire safety standards, have video surveillance and security.
  • Registration of all tenants is mandatory.

If the property is intended to be rented out for 100 days or more for tourism purposes, the owner must obtain permission from the Ministry of Culture and Tourism. Otherwise, the premises can be used exclusively for long-term renting. Consent from other apartment owners for the rental business will also be required.

Long-term rental in Türkiye refers to leasing property for a period exceeding 6 months. It is permitted to private owners if a number of conditions are met:

  • Possession of a Turkish Taxpayer Identification Number (TIN).
  • Notarization of the lease agreement.
  • Data on landlords is entered into the register of the Directorate of Civil Status and Citizenship of the Ministry of Internal Affairs of Türkiye.

How to Rent Out Property in Türkiye

To legally rent out a property in Türkiye, you must sign an official contract. This document regulates the terms of use of the property in exchange for rent and is drawn up in two languages: Turkish and the language of the tenant.

Landlords who have earned less than TRY 47,000 in income are exempt from paying tax. The maximum rate applies if the income exceeds TRY 4,300,000 per year.
