Konakli is a boutique district between the center of Alanya and Avsallar.

Konaklı is a district (mahalla) of Alanya along the D.400 highway, 12 km west of the city center. It has a population of approximately 18,000, 10 km of Blue Flag beaches, and a five-story maximum. Apartments here cost approximately ₺62,000 per square meter, and housing prices have increased by 24.3% in Turkish lira (TLR) over the past year. Schools, pharmacies, a 24-hour clinic, a shopping center, and well-developed public transportation make Konaklı a self-sufficient resort area. In this review, we'll explore real estate prices in the Konaklı district of Alanya, discuss the district's history, beaches, infrastructure, and the boutique development New Level Akropora.

Where is Konakli and what kind of district is it?

Before the 2013 reform, Konaklı was an independent belde (settlement): it received the status of a village municipality in 1991 and later became part of Alanya as a mahalla. Today, Konaklı Mahallesi covers approximately 12 square kilometers and is home to 18,000 permanent residents. During the summer, the population swells exponentially due to tourists.

Konaklı is located near the D.400 highway, Antalya's main coastal artery. It is 12 km from Alanya city center, 55 km from Gazipasa-Alanya Airport (GZP), and 117 km from Antalya Airport (AYT). Its location between Alanya city center and Avsallar makes the area equally convenient for permanent residence and tourist rentals.

Konaklı's main urban development advantage is its limited height limit: buildings are limited to five stories. This scale creates the district's boutique character. All new projects adhere to the five-story limit, and this small-scale development format will remain in place ten years from now.

History of Konakli: Augae, Sharapsa Khan and the Silk Road

The site of modern-day Konaklı was once the site of the late Roman settlement of Augae (3rd–5th centuries): the remains of baths and buildings remain, and the site has been protected by the state since 1991. The ruins are located 130 meters from the D.400 highway and are visible directly from the airport. During the Byzantine period, the settlement was called Telatiye, and during the Seljuk period, Şarapsa.

Between 1237 and 1246, Sultan Giyaseddin Keyhüsrev II commissioned the construction of a 71-meter-long caravanserai, the Şarapsa Han, in Konaklı. It was the first stop on the coastal Silk Road from Alanya to Antalya. The Şarapsa Han caravanserai building remains intact and is one of the most atmospheric Seljuk-era monuments on the coast.

Even earlier, in the 13th century, Sultan Alaeddin Keykubat I built the Alanya-Konya road through Konaklı, linking the coast with Anatolia. Thus, the area found itself at the crossroads of two medieval routes—and its role as a transport hub remains its strength to this day.

Konakli Beaches: 10 km of Coastline and a Blue Flag

Konaklı's coastline stretches 10 kilometers of fine-pebble and sandy-pebble beaches with a promenade. On the eastern edge is Turtle Beach, a protected nesting site for Caretta caretta sea turtles.

The beaches at Konakli hotels in Alanya have been awarded the international Blue Flag (Mavi Bayrak) certificate, awarded by FEE for water purity, ecology, and safety. In 2026, Alanya received 79 such certificates. The climate is Mediterranean, with over 300 sunny days per year, with summer temperatures of 32°C to 35°C and winter temperatures of 8°C to 12°C. The water at Konakli Beach Blue Flag warms up to 22°C in May and 27°C to 29°C in July and August; the swimming season runs from May to October.

Infrastructure: Why Konakli is a self-sufficient district of Alanya

Konaklı boasts five schools, including the Mustafa-Mürüvvet Alaattinoğlu Anatolian High School, the state-run Kemal Atlı Family Health Center, the private 24-hour Konaklı Medical Center, the Megamall AVM shopping center, and the Migros, A101, and BIM supermarkets. On Wednesdays, the Konaklı Pazarı opens – a farmers' market selling produce, clothing, and household goods. More than 15 five-star hotels line the coastline.

Minibuses (dolmuş) run every 8-15 minutes and take you to the city center in 15-20 minutes. Nearby is the D.400, which offers buses to Antalya and airport transfers, so a car remains an option, not a necessity. Dolmuşes run along the entire coastline and stop on request—convenient for both traveling with children and carrying groceries.

For leisure, there is the Sealanya Sea Park with a dolphinarium, the Water Planet water park, the Summer Garden nightclub, and in July, Konakli hosts its own tourism festival.

The Konakli Real Estate Market in Alanya

DistrictPrice per m², ₺Average property price, ₺Growth over the year in lira
Konakli62,2976,852,670+24.3%
Mahmutlar57,4466,089,276+20.2%

Alania on average60,6736,674,030+19.3%

The +24.3% growth rate reflects the price increase per square meter in Turkish lira over the past 12 months. With inflation at 31.75% (July 2026, TÜİK), for a buyer with a foreign currency budget, everything depends on the exchange rate – with a weakening lira, an apartment in euros or dollars is cheaper, despite the lira's appreciation. Data is current as of August 2026.

Konakli vs other areas of Alanya

Konakli or Mahmutlar

Mahmutlar is Alanya's largest district: densely populated, a fast pace of life, and more affordable prices. Konakli offers low-rise neighborhoods, tranquil courtyards, and a more premium feel. It's a quiet, green area ideal for both leisurely relaxation and permanent residence.

Konakli or Avsallar

Avsallar is a resort closer to Side: it has many hotels, a large green area, low-rise residential development, and rapidly developing infrastructure. Konakli is comparable to Avsallar, and it's already a fully fledged district: schools, healthcare, retail, and jobs are all within walking distance, making it more convenient for permanent residence and equally suitable for vacations.

Konakli or the center

Alanya's center offers expensive, affordable housing for rent or living, dense development, numerous tourist attractions, and excellent infrastructure. Konakli, located 12 km from the center, offers the advantage of affordability and quieter surroundings, while still having its own infrastructure. Minibuses will take you to the center in 15 minutes without a car.

Who is Konakli suitable for?

  • For families with children, there are schools and a lyceum nearby, safe beaches, and quiet courtyards.
  • For those moving to the city permanently, we offer full city services without the need for daily trips to the city center.
  • For investors – rising prices and stable rental demand.
  • For connoisseurs of low-rise development – a boutique format instead of high-rise buildings.
